Most of our Nariman Point clients are not building a portfolio. They already have one, often assembled over 25 or 30 years, and the question that brings them to us is different from the one a younger investor asks. It is not what to buy next. It is what to do with what is already there.
What Kind of Investor Works in Nariman Point Today
Nariman Point was Mumbai’s first planned business district, and for three decades it was the most expensive office address in India. Then the corporates left. Through the 2000s and 2010s, one large tenant after another moved north to BKC, Lower Parel and Worli, and the district thinned out.
What stayed behind is a particular kind of occupant, and a particular kind of investor.
Law firms stayed. Chartered accountancy practices stayed. Insurance companies, public sector undertakings, government offices, consulates and a set of long tenured corporate headquarters stayed. So did older brokerages and family offices that have held the same floor for thirty years. The people working in those offices tend to be senior, often in their fifties and sixties, and many of them are partners or principals rather than employees.
That last point changes everything about the portfolio. A partner in a law or accountancy firm has no employer pension, no gratuity worth speaking of, no ESOP scheme and no corporate NPS. There is professional income, which is high and which frequently continues past sixty, and there is a portfolio. The portfolio is the pension. Nobody else is building it.
The result is a specific and fairly common position: strong income that has not stopped, a large equity portfolio accumulated slowly since the 1990s, and no plan for how one becomes the other.
The Nariman Point Problem: A Portfolio Built for Growth That Now Has to Produce Income
A portfolio built over three decades looks very different from one built over five years. The holdings are older, the cost basis is far lower, and the emotional attachment is real. Some of those shares were bought before the demat era. Several have compounded into positions nobody planned.
The instinct at this stage is to sell down and move into fixed income. Done carelessly, that is an expensive instinct. Here is how we work through it instead.
The Low Cost Basis Problem
Shares bought in the 1990s or early 2000s can carry an enormous unrealised gain relative to what was paid. Selling a large block in one financial year can create a capital gains liability that swallows a meaningful part of the proceeds.
The work is sequencing rather than a single decision. Sales are spread across financial years, holding period thresholds are used deliberately, and exemption limits are used fully each year rather than left unused. The tax rules change from time to time, so the sequence gets rebuilt against whatever is current at the time, not against what applied when the shares were bought.
Earning From Shares You Do Not Want to Sell
Some holdings should not be sold at all, either because the position is still compounding or because the tax cost of exiting outweighs the benefit. Those shares can still work.
Through securities lending and borrowing, long held shares are lent through the NSE cleared mechanism for a fee, while ownership and any corporate benefits stay with you. For an investor sitting on decades of accumulated stock, this turns a static holding into something that produces a return without triggering a sale. Our note on building passive income from a stock portfolio through SLBM covers how the economics work.
Building an Income Layer Without Abandoning Equity
The mistake we see most often is treating this as a binary, where the whole portfolio moves from equity into fixed deposits on a single date. Someone in their late fifties may still need thirty years of purchasing power, and a portfolio that stops growing entirely will not deliver it.
What usually works better is a layered structure. A predictable income base is built through bonds and fixed deposits, sized against actual annual spending. A dividend paying core continues to hold quality equity, an approach set out in our piece on dividend investing for passive income. A growth sleeve stays invested for the later years, often through model portfolios so the equity side is structured rather than a collection of old decisions. Where a formal income plan is wanted alongside this, our retirement and child plans service covers annuity and pension structures.
The Succession Gap
This is the part of the conversation that gets postponed the longest, and it is the one that causes the most damage.
Holdings sit in single names. Nominations were filed in 1998 and never updated. There are two or three demat accounts, one dormant, and a spouse who has no idea what is held or where. In a portfolio built across thirty years, that is a genuine problem for the family, and it has nothing to do with returns.
We treat this as part of the portfolio work, not as a separate exercise. Accounts get consolidated, nominations get refreshed, holdings get documented in one place, and joint holding structures are put in order. Where the estate is complex enough to need one, a private family trust may be worth understanding before decisions are made.
Equity Investment Services for Nariman Point Investors
Direct equity and stock trading. NSE and BSE execution on the Motilal Oswal platform, with access to their institutional research coverage.
Model portfolios. Curated equity baskets built around a defined strategy, most often used here to restructure the growth portion of a long standing portfolio.
Securities lending and borrowing. Earning a fee on long held shares through the NSE cleared mechanism, without selling them.
For portfolios past the ₹50 lakh threshold, portfolio management services become available as a discretionary option. If you are weighing that against what you already hold, our explainer on how PMS, AIF and mutual funds differ is the clearest starting point.
We do not put margin trade funding in front of this audience. Leverage does not belong in a portfolio that is moving toward income.
Opening a Demat Account in Nariman Point
Many Nariman Point investors have held a demat account since the late 1990s, and quite often more than one. Old accounts from a previous broker sit dormant with holdings still inside them, which is how portfolios end up impossible to see in one view.
We handle both parts of this. New demat and trading accounts are opened through Motilal Oswal, and existing holdings scattered across accounts are consolidated into one. Account opening is digital from start to finish and needs PAN, Aadhaar, a bank proof and a signature. The step by step process is set out here.
Consolidation is usually the more valuable of the two. It is difficult to plan an income transition when a third of the portfolio is in an account nobody has logged into since 2011.
How We Work With Nariman Point Clients
- Consultation. A conversation about income, timelines and what the portfolio is expected to do. No products are discussed in the first meeting.
- Portfolio review. Every holding mapped into one view, across all demat accounts, with cost basis and holding periods attached.
- Plan. Income requirement, the sequence for reducing concentrated or low basis positions, the allocation the portfolio moves toward, and the succession items to fix.
- Execution. Accounts consolidated, sales sequenced across financial years, income layer built, nominations updated.
- Review. Periodic checks against the plan, with the sale sequence adjusted for whatever the current tax rules are.
Where Nariman Point Clients Meet Us
Neither of our offices is close to Nariman Point, and it would be misleading to suggest otherwise. Our offices are in Vile Parle West, at Avon Arcade, 217/B, Dashrathlal Joshi Road, LIC Colony, Suresh Colony, Mumbai 400056, and in Kandivali East, at 101 Grande Edifice, Opposite Godrej Reserve, Akurli Road, Mumbai 400101.
In practice this changes very little. Most Nariman Point clients are served at their own office, or over video. Where an in person meeting at our end is preferred, Churchgate to Vile Parle is a direct run on the Western line of roughly half an hour, and our Vile Parle office is a short distance from the station.
We work with investors across the 400021 catchment and the surrounding Churchgate, Marine Lines and Cuffe Parade areas.
Who This Suits
This is built for senior professionals, firm partners and long tenured executives in Nariman Point who already hold a substantial equity portfolio and need it to do something different from what it has done so far. It is most useful if you are carrying holdings with a very low cost basis, running more demat accounts than you can see at once, or approaching the point where the portfolio has to start producing income.
It is not built for short term trading or intraday calls. We do not provide them.
FAQ
Frequently Asked Questions
By spreading the sales across financial years rather than doing it in one, using holding period thresholds and the annual exemption limit deliberately, and building the sequence against the tax rules in force at the time. It is planned over years, not weeks.
Substantially. Without an employer funded pension, the portfolio has to carry the whole income requirement, which usually means a larger and more predictable income layer than a salaried investor of the same age would need. It also means the plan has to work even if professional income stops earlier than expected.
Most clients here meet us at their own office or over video, and account opening and reviews are fully digital. For an in person meeting at our end, Churchgate to Vile Parle is a direct half hour on the Western line.
Yes, and it is part of the work rather than an extra. Accounts get consolidated, nominations get updated, and holdings are documented in one place that the family can actually find.
No. Most Nariman Point portfolios keep a significant part of what is already held. The work is deciding what stays, what reduces and in what order, not clearing the slate.
Yes. Account opening is fully digital and needs PAN, Aadhaar, a bank proof and a signature.
There is no fixed minimum for investing in equities through a demat account. Portfolio management services carry a SEBI mandated minimum of ₹50 lakh and are a separate service.
